1701 Market Street was transformed from a 500,000 SF, 18-story, 1950’s office building, into a premier 299-unit residential tower. Originally built in 1957 the structure underwent a complete interior gut while preserving elements of the historic Indiana limestone façade. In an effort to minimize waste and maintain the buildings exterior, 1,560 existing limestone panels were precisely cut in place to accommodate new floor to ceiling windows. The existing ground floor and portion of the concours were demolished to make way for a new lobby and recreation area along with rooftop sections of concrete and structural steel removed to accommodate a new resort style-lounge and pool.

Tight deadlines and requirement for lower levels to begin leasing before construction was completed required Cippco to deploy an unconventional bottom up floor sequence. This allowed the owner to generate revenue earlier than traditional sequencing but created a unique set of challenges. All debris removal was coordinated and completed through a single elevator. Any larger falling debris was controlled and coordinated with other contractors on site. Despite these challenges Cippco not only met but exceeded deadlines. Running our own fleet of debris containers along with roll off and hook lift trucks allowed the fast schedule to remain on track and not dependent on a third party for equipment or removal.
